Current Real Estate Conditions
Last year’s southern Wisconsin real estate market numbers have certainly challenged us to come up with a neat, concise overview. What really did happen? To begin with, in Walworth, Kenosha, and Racine counties the number of transactions decreased 16%, 10%, and 13% respectively. At the same time, the average sale price increased in Walworth County to $292,000, in Kenosha County to $199,000, and stayed the same in Racine County at $183,000. So much for all the “sky is falling” prognosticators spreading doom and gloom about the real estate market!
Having said all that, sellers in today’s real estate market should not necessarily start seeing stars in their eyes yet. An important fact to remember in all of these counties is that the homes being listed on a monthly basis outstripped the number of homes being sold by 10-20%. As a result, there is still a larger than normal inventory available to buyers in most price ranges.
The good news is that prices have remained stable through the past year. Most sellers complaining that they sold their home below market value probably had either built too much future appreciation into the original listing price or the condition of their home may have caused a price adjustment downward.
Another positive indication of market recovery is that in the past 30 days our showings and offers have increased compared to the same time period of last year, even though our listing inventory is almost twice what it was two years ago. Right now our crystal ball would seem to foretell that by the third quarter of this year the real estate market should start falling into a more normal proportion of listings versus sales.

Title Tips
Why is it beneficial for a title company to handle construction escrow and what does it mean?
You are ready to build your dream home and your lender says you must set up a construction escrow with the title company. The title company wants you to sign a construction escrow agreement so they can “disburse” the construction funds.
Most lenders will require this process on a construction loan to assure proper construction disbursement of funds and collection of all lien waivers.
Once the agreement is set up the construction escrow officer will manage the disbursements. She/he will receive the draw requests from your general contractor indicating the amounts that are to be paid out at that time and to whom they are to be paid. You, as owner, will also be asked to review and sign an authorization approving said disbursement. The escrow officer then does a physical inspection of the property to ensure the work and materials have been completed and are in place. Once the title company signs off on the draw request, it’s submitted to your lender for payment.
When the payment is received from the lender by the title company, checks are cut to the contractor, sub-contractors, and suppliers as requested. The title company collects lien waivers from each in exchange for payment to them.
This process protects you and the lender from having a potential construction lien filed against your property.

Spring at the South Shore Club
The concierge at the South Shore Club is busy organizing events for the summer starting with a Memorial Day Weekend social of wine and cheese followed by the homeowner’s meeting on Saturday. The swimming pool is scheduled to reopen in time for Memorial Day weekend and hopefully the weather will be accommodating.
