Keefe Outsells all Others in Walworth County

Current Real Estate Conditions
So what really happened in the real estate market in southern Wisconsin last year? Well in Walworth, Kenosha, and Racine counties the number of transactions was down 16%, 10% & 13% respectively. On the other hand, the average sale price increased in Walworth County to $292,000 and Kenosha County to $199,000 and stayed the same in Racine County at $183,000. So much for all the “sky is falling” prognosticators spreading all doom and gloom about the real estate market.
Now, having said that, all the sellers in today’s market shouldn't start seeing stars in their eyes. You have to remember in all of these counties the new listings coming in on a monthly basis outstripped the number of homes being sold by 10% - 20%. As a result there is still a larger than normal inventory available in most price ranges. Sellers still must remain price-conscious in this market; prices were relatively stable last year.
In the past 30 days our showings and offers are on the increase, and we have seen a slight decrease in the number of new listings. Right now our crystal ball would seem to indicate, by the end of the second quarter or into the third quarter, of this year, the real estate market should start falling back to a more normal market of listings vs sales.

Title Tips
I am in the process of selling my home and there is a charge from the title company for an Owners Policy and Lenders Policy, what is the difference?
In a typical real estate transaction, you will need to provide an Owners Policy to your buyer. What you are saying and the title company is insuring is that you, are in fact, the owner of record, and that there are no liens, encumbrances and/or encroachments against the property other than those disclosed on the title commitment.
A Lenders Policy or Loan Policy are one and the same. It is issued simultaneously with the Owners Policy. It provides insurance to the lender on behalf of the borrower/buyer of your home. The lender also has an interest in the home as their collateral on the loan. They in turn, won’t lend without a title policy giving them clear title with their lien in the desired position. The charge for the Lenders Policy is typically paid by the buyer.
