Should I sell or rent my Wisconsin home?

lake geneva homes for rentThe million dollar question, “Should I rent or sell my Lake Geneva, WI home?”

The answer is – it depends!  It really does depend on what your objective is.  While the real estate market has improved over 2012 and the 4 years prior to that, we’re still a long way from where we were before the bubble burst.  So with that said, if you purchased your home in 2005ish, you’re value isn’t going to be what you likely paid for it then.  For some homeowners however, it’s not just about value.  Your circumstance may dictate that you have to sell your home.

Another option if you aren’t ready to bite the bullet and put your home on the market for sale yet is to ride out the market and let your property value increase while collecting income by using it as a rental property.  Every municipality in SE Wisconsin has different regulations about using your home as a rental property, but we have both a long-term rental and vacation rental specialists that can help you decipher what’s allowed in your area.

The benefits of working with Keefe Rentals is that we help you find the perfect person to rent your home.  Whether you are looking for someone interested in a annual lease, or your home is perfect for weekly rentals in the summer we market and advertise your rental.  We pre-screen applicants to ensure they are qualified to rent your Lake Geneva property.  We facilitate the contract and payment so it’s easy and you collect your payment.

Renting your home can provide you with a good bridge between where our real estate market is and where you want your home value to be when you sell it.  In the meantime, you’ll have rental income coming in to offset your costs or provide you with opportunities to invest in other areas.

Sell vs rent my home
Is it time to sell or is renting your home a better option?

If you’re considering using your home as a rental property, here’s a few things to ask yourself before we start advertising to help you find the perfect tenant:

  • Will you allow pets? Cats? Dogs? How big a dog?
  • Have you contacted your insurance company to see if you need to have additional coverage on your Wisconsin home if you are going to be renting it out?
  • Repairs are part of being a landlord. Who will take tenant calls when necessary repairs arise?
  • Do you have a list of craftspeople readily available to handle these repairs?  If not, we have great relationships with contractors and service providers that we use consistently with great results that we’d be happy to refer you to.
  • How often will you do a physical inspection of the property?
  • Will you alert your current neighbors that you are renting the house?

If you are considering renting your home, we’d be happy to answer your questions.  We have 7 offices throughout Southeastern Wisconsin to best serve you.  Our offices are staffed 7 days a week as well as having online access to real estate agents directly with our Online Chat feature on our website.  We’ll help you understand how your home compares in our rental market and help you get the best rate for renting your home.  As always, partnered with Keefe Real Estate, we’re a T.E.A.M. in helping you achieve your real estate goals.  Together Everyone Achieves More!

4 Tips to Book Your Wisconsin Lakefront Vacation Rental

If you’re planning a family vacation, booking a Wisconsin lakefront vacation rental is so easy with a few simple tips.

lauderdale lakes wi
Westshore Escape offers waterfrontage on Lauderdale Lakes

1.  Determine what lake is best for your vacation plans – if you’re looking for a lake that offers a little bit of everthing from boating and fishing, to parasailing, beaches and even tour boats, Geneva Lake is your best option.  If you’re looking for a slightly smaller lake but still big enough to have boats or jetskis on, then looking at Twin Lakes, Delavan Lake, Lauderdale Lakes or Whitewater Lake all have great lakefront vacation rentals that will host your family.  And if you’re looking for peace and quiet, with minimal water traffic there are smaller lakes such as Pleasant Lake that can provide just what you are looking for.

2.  What do you need in a vacation rental – are you planning to have your whole family at the vacation house the entire vacation?  If you’re planning on preparing family meals, BBQing, having bonfires and staying on premise, you need to take into account the amenities at the home.  On the other hand if you’re getting a vacation rental solely for a place to sleep because you’re planning an entire vacation of sight seeing, activities and being out on the town then your needs in a vacation property are different.

3.  Are you planning on boarding your dog or do you want to bring him on vacation with you?  More often nowadays, families are choosing to bring their pets on vacation with them.  Eliminating the stress on the animal from boarding and having them be part of the family memories is special to the kids as well as adults.  Additionally, booking a pet-friendly Wisconsin lakefront vacation rental will give you the perfect place to let Fido swim, let the kids play in the yard or fish off the pier!

4.  Ask what the locals know!  When you’re planning a vacation, if you have a way to connect with locals from that area you’ll be able to find the best restaurants, places to stay, activities for the kids and more firsthand.  The easiest way to get local opinions and help you organize and plan your vacation is by working with a team of vacation rental specialists.

wisconsin lakefront vacation rentalAt Keefe Resort Rentals, we have a team to help answer all your questions, help you find the perfect vacation rental home in the perfect location and see to all the details while you are staying with us!  If you have special requests, or special needs, we have a concierge program to help accommodate those as well!  So plan that romantic proposal or have the kitchen fully stocked when you arrive!  We have relationships with local businesses to help you with fresh flowers to grocery shopping for you ahead of time!

“(Thank you to Chef Debi of Meals Like Moms) We had such a great time throughout the week and the meal you prepared for us was one of the highlights. Everything was perfect and even though your stuffed chicken breast with the spinach, roasted tomato and goat cheese was fantastic, it appears your Classic Mac N Cheese was the ultimate winner amongst the kids. We were so grateful you were able to accommodate our schedule especially in light of a very busy day on Tuesday. Thank you for being so flexible. It was a sincere pleasure for all of us to have been able to meet you and your daughter.”

2012 Geneva Lakefront Market Share for Homes Successfully Sold

2012 was an election year, so anytime you face political change, the real estate economy is invariably impacted.  For this election, many people were sitting on the fence about purchasing their vacation homes.  They didn’t know what the impact would be of whomever became president.  Once the election was decided and several new tax laws were drafted, people began to realized they wanted to take action before those laws went into effect.  Thus creating a very busy 4th quarter with buyers making decisions and write offers, which has additionally carried over into 2013.

The average price of a Lake Geneva lakefront property for 2012 was $2.35M, with the highest property sale in many years being sold last year by 2 Keefe Real Estate agents.  The Folly closed for $7.1M second only to Casa Del Sueno for highest purchase price on Geneva Lake.  Keefe Real Estate also sold Casa Del Sueno in 2004 for $9.7M.

People are looking to purchase vacation homes in Lake Geneva WI for a number of reasons.  First, the charm and history of the lake provides endless opportunities for families to make great memories.  With so many resorts in the area, Lake Geneva provides a warm, community feel with first class spas, golf courses and sailing that rivals any coastal resort town.

In addition, people that are purchasing vacation homes in Lake Geneva, as well as on Delavan Lake, Lauderdale or Twin Lakes are looking at the income opportunities available by using their home as a vacation rental.  At Keefe, we offer service at an experiential level.  Keefe Resort Rentals offers full service vacation rental management.  They handle everything for property owners from marketing and finding guests to coordinating payments from guests and cleaning of the vacation property once the guests have left.

If you have been thinking about whether it’s the right time for your family to purchase a vacation home, we’re here to help you look at the market and find the best value for your family.  Connect with a Keefe Real Estate agent in one of our 7 offices by calling (800) 690-2292 or utilize the “Live Chat” here on our website: www.KeefeRealEstate.com

With Lake Geneva, WI ranking #10 for America’s Best Resort Towns according to Barrons, one thing is certain;  more people are going to be discovering everything there is to love about Lake Geneva than ever before.  Now, you have the opportunity to be a pioneer!SOLD_2012WalworthCtyVolume_LOGO

Planning a Lake Geneva Weekend Getaway – Do Your Homework First

The Pool at Abbey Villa in Fontana, WI
The Pool at Abbey Villa in Fontana, WI

If you’re planning a Lake Geneva weekend getaway, you’re you are probably up to your eyeballs in reviews for local restaurants, attractions, hotels and more.

Before you leave home however, you want to ensure that you’re home doesn’t become an easy target for intruders.  Here’s a few simple tips that can help you keep your home and your valuables safe while you’re enjoying your Lake Geneva weekend getaway!

  • Ask someone you trust to stop by and gather your mail and newspaper.
  • Stop your mail but maybe not your newspaper – you can easily handle this online by going to the US Postal Service’s Hold Mail Service. A recent story implicated an employee from a major newspaper who was passing customer hold requests to burglars.
  • Don’t post about your trip on social media until you return – some burglars actually look for this type of announcement to schedule their activities.  Seriously… it’s like putting a big sign in your front yard that says “Hey, you have a full week to break in and take what you want!”
  • Do notify police and/or neighborhood watch – especially if you’re going to be gone for more than just a few days. Let your monitoring service know when you’ll be gone and if someone will be checking on your home for you.
  • Light timers make it look like someone is home – use several sets for different times to better simulate someone actually being home.
  • Unplug certain appliances – TVs, computers, toaster ovens that use electricity even when they’re off and to protect them from power surges.
  • Don’t hide a key – burglars know exactly where to look for your key and it only takes them a moment to check under the mat, above the door, in the flower pot or in a fake rock.  Giving the extra key to your trusted neighbor or family member is a much safer option.

With our vacation rentals in many great destinations throughout Southeastern Wisconsin, our team can lend expertise in many areas – Lake Geneva, Delavan, Lauderdale Lakes, Whitewater Lake, Mukwonago, Burlington, Fontana and more.  Each area has different fun things to do and great places to dine.   If you want to have breakfast and coffee on your own deck, we can also arrange to have the kitchen stocked with groceries before you arrive.  We’re here to help make sure you’re very well cared for!  There are also plenty of options if you want to stay outside of the typical hotel.  From townhouses, lakefront homes or condos on the golf course, we’ll also help to match you with the property that best suits your vacation plans.

If you really want to make your vacation special this year, let our team at Keefe Resort Rentals see to all the details to ensure all you have to worry about is having fun!  www.keeferentals.com (262) 248-1735
