Real Estate Tips for Elkhorn WI Homeowners from Stacey Schultz – Keefe Real Estate

homes in elkhorn wiDo not pussy foot around being a secret seller in Elkhorn, Wisconsin.

If you are not actively on the market, being showcased on the internet via Multiple Listing Service, Realtor.com, Zillow, Homes.com, and your Realtor’s social media and personal website – you are a “secret seller”. In reality, your first showing is via the photo tour that is available online, and a buyer that is actively seeking a home in your area does not know you are an option.

Weather, time of year and other historical housing constraints are becoming irrelevant with buyers shopping online.

Real estate is a year-round business and buyers are not affected by whether it’s July or January!  They are buying when they find the house that suits their family needs!  So it’s important that YOU are online and in front of active buyers and are not a secret seller.

Third quarter sales figures are in for the city of Elkhorn, WI and the statistics and number are encouraging. In 2013 third quarter sales have totaled 81 closed single family homes with Keefe Real Estate participating in 38 of those transactions!  Comparatively, you need to consider that the same time frame for 2012 grossed a total of 64 closed single family homes with an average sales price approximately $3,000 less per sale. Also, the days on market (DOM) have decreased by nearly 11% to an average of 139 days vs. 156 days. These are all good indicators for a stronger, improving real estate market in Elkhorn and Walworth County on the whole.

As a homeowner you have a choice.  You can continue to be a secret seller, stick a sign in your yard and hope that the right person happens to drive by.  Or you can make the decision to work with a professional that will give your home visibility online and offline.  Ensuring that wherever your buyer is coming from, your home will be on their radar.  What you choose to do is up to you!

Fall Maintenance Tips for your Wisconsin Home

fall home maintenanceWith the passing of Labor Day, it unofficially marks the start of Fall.

Sure, we’ll get a few more hot days, and some chilly nights but it’s a great time to take a look at your home and get those little tasks done that will make a big difference over the winter months.  This is especially true if you are thinking about selling your home over the next 6 months.  Being proactive with your home maintenance will help you keep your operating costs down and really improve your ability to sell your home as move-in ready – a huge selling feature to buyers looking to purchase Lake Geneva realestate in today’s market.

When people think home maintenance, the king of DIY is Bob Vila.  Here’s a few tips from Bob Vila to take care of in the fall, before the snowflakes fall.

Exterior Maintenance - Check for peeling paint around window sashes and doorways.  Before the weather turns too chilly, scrape and paint the trim to give it a fresh, clean look.  Install storm windows and remove screens.  Check for cracks in the foundation and masonry.  “Caulking and sealing openings is one of the least expensive maintenance jobs,” says Michael Hydeck, Hydeck Design Build, Inc., Telford, PA, and National President, National Association of the Remodeling Industry (NARI). “Openings in the structure can cause water to get in and freeze, resulting in cracks and mold build up,” he says. “Regardless of whether you live in a cold or warm climate, winter can bring very harsh conditions resulting in water or ice damage. A careful check of the outside structure combined with inexpensive maintenance can save you money in the long run.”

Interior Maintenance - Have your furnace inspected.  Change the furnace filter for cleaner air and added efficiency, keeping your heating costs lower. Change the direction of your ceiling fan to create an upward draft that redistributes warm air from the ceiling. Test and change the batteries in your smoke and carbon dioxide detectors and keep extra household batteries on hand.  If you have a fireplace, have your chimney inspected to eliminate risk of fires when the air gets cooler.  Organize – both basements and garages are areas that it’s easy to set something down and not put it away.  It’s a good time to invest in plastic tubs to sort, store & label your storage areas.  It’ll look cleaner and be easier to find things to take out next time you need them.

Lawn & Landscaping - Time to clean out the spent flowers and plants.  Interject a few mums in containers for a pop of color this fall.  When thinking about putting your house on the market for sale, think about how your home looks from the street.  What is your curb appeal saying to potential buyers.  As that is your first impression, you’ll want to make sure your steps and porch are well painted.  Landscaping is neat & clean and that your home looks like they could move in with their family.

For more great tips, check out Bob Vila’s website or connect with one of our Realtors.  We’ll help you know what to do to put your home on the market for sale.

Whether you’re in Elkhorn, Delavan, Burlington or Lake Geneva, we have Realtors available to answer your questions and help you make the sale process smoother!  Contact on of our 7 offices or do a Live Chat here on our website.

Is 2013 Your Year to buy a home?

For many renters, 2013 will mark a major milestone as this is the year they’ll purchase their first home!

burlington wi homes for sale
Spring Brook Drive, Burlington WI Contact (262) 763-5454 for more details.

There are many reasons why the current real estate presents great opportunities for buyers of any age.  It doesn’t matter whether you are renting or moving up to your dream home, the Lake Geneva real estate market and surrounding areas provide many great values depending on what you are looking for.

Why is 2013 a great time to purchase real estate?

  • Mortgage Rates are Low!
  • Real Estate Prices Remain Steady!
  • The Distressed Property Inventory Presents Opportunity!

According to a recent article from Trulia, 93% of young renters plan to become homeowners.  It’s the American Dream we’ve been taught from the time we are old enough to understand.  With mortgage rates still at record lows (and many sources indicating they will remain low through 2013) buyers have more buying power than ever before.  They can afford more house.

In addition to having more buying power, there’s also still a very large inventory of distressed homes.  These homes range from the owner being over-leveraged on their mortgage causing a short sale situation to homes that have already been foreclosed on.  If you called our office in 2005 inquiring about distressed or foreclosed homes in SE Wisconsin, you would have seen very little inventory.  What was there quite often would end up with several buyers bidding against each other in a multiple-offer situation.  Why?  Because investors understand that with the right connections or skill sets, doing the work yourself can add equity much faster.

If you are planning on purchasing a home in 2013, make sure to read Sage Advice for First-Time Home Buyers.  It’ll help you get yourself organized so you can start the process of creating your own American Dream.  Whether you are looking for your first home in Elkhorn, Delavan, Lake Geneva or Burlington, WI contact us; we have a knowledgeable team of real estate agents that are experts in each of those market places.  You can also do a live chat with one of our agents to help you get your questions answered!
